5 Steps to Take Before Selling a Home

As a realtor, I meet with clients who are either looking to sell their home or are in the hunt to purchase a new home or both. I spend time running comparative market analyses, setting up home searches for buyers, taking clients on home showings, meeting with potential sellers to discuss the market and their home’s value, among much, much, more. Last fall it was my turn to be the client as my husband and I personally went through the home buying and selling process. Having sold a home so recently, I was reflecting today on what we did to get it SOLD and sold fast. So below are 5 steps to take before selling a home that I not only find to be true in most cases when working with sellers but that I also found true for our home selling situation as well. (Keep in mind there are many more steps one could take, these are just a start!)

  1. Clean top to bottom! You know your friend, Liz, who’s house always smells like fresh baked cookies and lemon Pine-sol? When you walk in you know each of her rooms is tidy, dust free, and the grout was probably just scrubbed that morning. It’s comforting and refreshing, right?! Well you want to create that same kind of reaction Cleanwhen your potential buyers walk in to your home. This may mean breaking out the toothbrush (a new one you don’t plan to ever use) to get in the nooks and crannies of the kitchen and vacuuming not just each room but the staircases, too (both going up to the bedrooms and down to the basement – ugh, not the stairs!). But at the end of the day when your home is spick-and-span and smells like Liz’s, you’ll be glad you took the time – and your potential buyers will notice, too!
  2. Pack up your personal decorations, trinkets, toys! When your potential buyer walks through your home, they want to be able to picture their furniture in the family room, their picture frames on the wall, their kitchen table in the breakfast nook, and their kids’ toys strewn about the basement. If your decorations are on display – no matter if you made sure to dust around the 37 pictures and 19 trophies on top of Brad’s dresser or “picked up” and organized all of Susie’s 17 stuffed animals on her bed – it is a reminder that this is not yet their home and can ultimately be distracting. We’re not saying you need to remove everything – that would actually be the complete opposite of what needs to happen. But just put away all of the “stuff” that is indicative of your family’s living there. In this case, remember the phrase, “LESS IS MORE!”
  3. Update your fixtures! You may like your gold doorknobs, brass light fixtures, and brown retro carpet but if you have watched HGTV at all in the last 20 years you would see those just aren’t “in” anymore. (Sorry. Not sorry.) These date a house extremely quickly and at the core, may create a negative emotional reaction in your potential buyer – something you want to avoid! We’re not saying you have to spend an arm and a leg to get the latest and greatest most expensive mirrors, light fixtures, and kitchen appliances there are – but we would recommend something new and simple. We can also recommend the best places around Indianapolis to find those replacements at a discounted rate.
  4. Stage your home! You may think that staging is too complicated but in all reality, it’s just a spruced up version of making sure your home is clean, free of clutter, and that each room is highlighted to the best of it’s ability. So when you walk in to your dining room that you’ve actually used as the kid’s play room for the past 7 years, 10402 Echo Way Noblesville IN-MLS_Size-006-Living Room-800x600-72dpitake out all the toys and put in a dining room table. Or when you look at your family room from the kitchen, make sure the furniture layout in the room maximizes the space. Another simple thing you could do is in the bathroom, put your rinse cup and hairbrush away out of site and replace them with a vase of flowers. The flowers don’t even have to be real but they will set the tone that the room is fresh and comfortable. (If staging really overwhelms you, though, the good news is we are certified in home staging – so we can definitely help!)
  5. Talk to a Realtor! Think about it. We, Realtors, are typically in and out of not one but multiple houses every single week. And if your realtor has been in the biz for awhile (like us!) that means they’ve seen A LOT of houses! Given our experience and exposure to so many homes, we can let you know how yours stacks up against the competition. That means we may suggest you change out carpet in the loft or paint Zak’s room from black to a neutral beige but please don’t take offense. Keep in mind that just like you, we want to get your home SOLD and at the best value we can. So our suggestions are simply to accomplish that goal – getting your home SOLD. We will also do the market research – called a comparative market analysis – to see what price points homes have sold at around you, how many are for sale that you would be in the market with, what your home is worth, and more.

Best Local Restaurants in Downtown Noblesville

There are a lot of hidden gem restaurants located in the great town of Noblesville, IN so we wanted to take a few minutes to highlight just a few of our favorites. These are in no particular order because frankly, food is food and no matter where it comes from (true in most  instances) we love it all!

Rosie’s Place – 68 N 9th St, Noblesville, IN

This breakfast/bruncRosie's Placeh/bakery/cafe` offers up super tasty food that always leaves us more than satisfied. Their portions are huge but hey, we’re not complaining about that – that just means more for later! The staff is so friendly and we love how the menu always offers ever changing and different weekly specials. Not to mention the cakes, cookies, and pastries they have setting out to tempt us in to partaking in just a FEW more calories…it’s why we keep coming back for more! An added bonus is if we’re ever out with clients in Zionsville showing homes they now have a location there, too! SCORE!

Matteo’s Italian Restaurant40 N 9th St

Looking for authentic Italian smack dab in the middle of the mid-west? If so Matteo’s is the Matteosplace for you. With homemade food by a chef straight from Italy (yep, you read that right!), you can either chose to order just enough for yourself or if you’re with a larger group of people, take the family style route and pass the bowls around the table – there is more than enough for everyone to share and you can even get refills! Set in an older brick building, the atmosphere is is calm, relaxing, and the lighting and pictures on the wall make you feel like you’re playing a part of an old movie. Definitely one of our favorites to grab dinner after a long week of hard work!

Uptown Cafe – 809 Conner St.

This is another small town diner located right on Noblesville square where you can enjoy breakfast and Uptownlunch with many of the locals from the area. Omelettes, biscuits and gravy, and a weakness of ours – chicken salad – are just a few of the best dishes we like to inhale (uh, I mean slowly and casually consume with the most gentlest of natures) while we sit around and reminisce with friends and family. It’s a small restaurant so if you want to check it out on the weekend, make sure you plan to head in early in order to beat the rush!

Courtney’s Kitchen654 Logan St

Courtney’s Kitchen is a family friendly restaurant located just catty-corner from the courthouseCourtney's. Picture a mix of different dining tables and chairs in a simple, light, and cozy atmosphere. With specials that change each day as well as their staple menu items like the Pork Tenderloin and Roast Beef or Turkey Manhattan, you definitely won’t leave hungry. They even offer lunch delivery if you don’t have time to head in for a meal at the restaurant. And last but not least, another reason we love at this place is if you’re one of the lucky ones to get the “pink spoon” in your roll of silverware, you get a free piece of pie! How do we know that exactly? Because it happened to us! YUM!

Alexander’s on the Square864 Logan St

Last but not least on our list is an ice cream shop! You feel like you’re walking in to an old soda shop and the 36 flavors of ice cream options seem to scream your namAlexanderse all at once as soon as your feet hit in the inside of the doorway. If you need to grab something substantial to eat before indulging your sweet tooth they have salads, burgers, and wraps to choose from. A great location to take the family after a day of swimming in the summer sun or for an after-school snack on a rainy afternoon, you’ll make memories here together that will last a lifetime.

2014 Indiana Housing Data

The INDIANA ASSOCIATION OF REALTORS® (IAR) released this article to the press last week regarding findings and numbers for 2014 Real Estate Market compared to those in 2013. Their bottom line, “Total home sales down slightly from 2013, but median and average prices higher.” -IAR

What this means is it indeed was a seller’s market last year as there were less houses on the market (aka, less competition for you as the seller) and the sales price was actually higher (aka, more money in your, the seller’s pocket.) At the end the writers of the article also briefly mention the outlook for start of the 2015 market compared to the start of 2014.

Ways to Increase the Value of Your Home Before You Sell

It’s no secret, as the new year looms just a mere 29 days away, it’s in our human nature to think about change. We think of changes we can make to better our health, better our relationships, or better our professional lives – just to name a few. In our world of real estate, we know the new year causes people to begin thinking about changing their living situation. Some people are looking to sell their current home to buy a bigger house due to a growing family whereas others may be looking to downgrade because they’ve become empty-nesters and no longer need all the space they’re living in. Regardless of the reason you may have, we wanted to share ways you can increase the value of your home before you try to sell it. After checking out these pointers, don’t forget to give us a call when you’re ready to do just that – put your home on the market! CREATE SPACE! Consider knocking down a non-structural wall or remove your bulky furniture and replace it with something sleek and space-saving. Buyer’s are looking for open floor plans and are in to large spaces so anything you can do to create that feeling, go for it!

NEUTRALIZE THE COLORS! Just because you like having a fire-engine red accent wall in your dining room neutraland lizard lime green in your kitchen doesn’t mean the next person will. So cover up those bold colors with something much more neutral like a mocha, taupe, or beige. Gray is also very in right now so consider that, too! Just make sure what you choose doesn’t conflict with your current furniture.

IT’S IN THE DETAILS! Remember when Libby took markers to the wall and Johnny chucked his airplane across the room so hard it made a dent? You know you see it every time you walk past so don’t think your buyers won’t see it either. Patch up those little areas so your home shows it’s been well-cared for. It wouldn’t hurt repair plumbing leaks, replace out-of-date hardware, or insulate the chilly attic while you’re at it, too.

DON’T FORGET ABOUT THE OUTDOORS! We know the cold, winter months are just ahead so it may be difficult to prune away unwanted limbs but don’t underestimate the value curb appeal has to buyers as they pull up to your house. You want them to be excited about heading inside to the interior based on what they see on the exterior!

WHAT ARE YOU STANDING ON? Would you be OK with your child taking a nap on your living room floor? In other words, think about how clean andcarpet inviting your flooring appears to others. Patch damaged floor boards. Toss out wall-to-wall carpet for a combo of carpet/what-appears-to-be-hardwood-but-is-much-less-expensive. Repair broken tiles. Grab a toothbrush and go to town on turning the grout from brown to white. Have your carpets professionally cleaned. Flooring upgrades don’t have to be expensive and if it presents well when buyers go in, you don’t have to worry about it being an issue when they present an offer.

LIGHTEN THINGS UP! We hate it when we walk in to a room of a house and flip the switch only to find nothing happens. So make sure you have lights in every room! You can make rooms seem more spacious by using a bright light, or warm things up by using softer lighting or really amp up the appeal and installing dimmers! Either way, make sure people can see the space clearly. Don’t forget to open those blinds, to let in the natural light, too!

BATHROOMS! No matter how small some of them can be, people want fresh and clean bathrooms. So remove rust stains, apply fresh caulk, replace frosted class with clear class, and clean the grout. We heard even a new toilet seat can make an impact.

WHAT IS THAT? Have some moisture showing at the bottom of your windows? Or is your bathroom still covered in the wallpaper you meant to replace when you moved in but never got around to it? Or maybe there is the tiniest of cracks that runs from the ceiling to the top of your door frame near your front door. Regardless what it is, fix it. Questions about potential issues cause people to experience a negative feeling – so don’t give them that opportunity!

inspectorBEAT ‘EM TO IT! Once you have an accepted offer, the next step is making it through the home inspection. But why not have one done even before you list your home for sale by hiring a certified home inspector to help you identify all the potential issues that may come up? Can you imagine how you’ll feel if you get a full-price offer after only a couple weeks on the market only to find out there’s a mold issue and the buyers will walk if you don’t fix it? Most people would do what’s necessary to keep the deal together – if they want to sell their home badly enough – but you don’t have to be faced with the surprises that could come up. This doesn’t apply to all home-sllers but if you have any inclination there could be something wrong with the foundation, roofing, or whatever it may be in your home, you may thank yourself in the long run for taking this step before their’s a ‘For Sale’ sign in your front yard.
