5 Steps to Take Before Selling a Home

As a realtor, I meet with clients who are either looking to sell their home or are in the hunt to purchase a new home or both. I spend time running comparative market analyses, setting up home searches for buyers, taking clients on home showings, meeting with potential sellers to discuss the market and their home’s value, among much, much, more. Last fall it was my turn to be the client as my husband and I personally went through the home buying and selling process. Having sold a home so recently, I was reflecting today on what we did to get it SOLD and sold fast. So below are 5 steps to take before selling a home that I not only find to be true in most cases when working with sellers but that I also found true for our home selling situation as well. (Keep in mind there are many more steps one could take, these are just a start!)

  1. Clean top to bottom! You know your friend, Liz, who’s house always smells like fresh baked cookies and lemon Pine-sol? When you walk in you know each of her rooms is tidy, dust free, and the grout was probably just scrubbed that morning. It’s comforting and refreshing, right?! Well you want to create that same kind of reaction Cleanwhen your potential buyers walk in to your home. This may mean breaking out the toothbrush (a new one you don’t plan to ever use) to get in the nooks and crannies of the kitchen and vacuuming not just each room but the staircases, too (both going up to the bedrooms and down to the basement – ugh, not the stairs!). But at the end of the day when your home is spick-and-span and smells like Liz’s, you’ll be glad you took the time – and your potential buyers will notice, too!
  2. Pack up your personal decorations, trinkets, toys! When your potential buyer walks through your home, they want to be able to picture their furniture in the family room, their picture frames on the wall, their kitchen table in the breakfast nook, and their kids’ toys strewn about the basement. If your decorations are on display – no matter if you made sure to dust around the 37 pictures and 19 trophies on top of Brad’s dresser or “picked up” and organized all of Susie’s 17 stuffed animals on her bed – it is a reminder that this is not yet their home and can ultimately be distracting. We’re not saying you need to remove everything – that would actually be the complete opposite of what needs to happen. But just put away all of the “stuff” that is indicative of your family’s living there. In this case, remember the phrase, “LESS IS MORE!”
  3. Update your fixtures! You may like your gold doorknobs, brass light fixtures, and brown retro carpet but if you have watched HGTV at all in the last 20 years you would see those just aren’t “in” anymore. (Sorry. Not sorry.) These date a house extremely quickly and at the core, may create a negative emotional reaction in your potential buyer – something you want to avoid! We’re not saying you have to spend an arm and a leg to get the latest and greatest most expensive mirrors, light fixtures, and kitchen appliances there are – but we would recommend something new and simple. We can also recommend the best places around Indianapolis to find those replacements at a discounted rate.
  4. Stage your home! You may think that staging is too complicated but in all reality, it’s just a spruced up version of making sure your home is clean, free of clutter, and that each room is highlighted to the best of it’s ability. So when you walk in to your dining room that you’ve actually used as the kid’s play room for the past 7 years, 10402 Echo Way Noblesville IN-MLS_Size-006-Living Room-800x600-72dpitake out all the toys and put in a dining room table. Or when you look at your family room from the kitchen, make sure the furniture layout in the room maximizes the space. Another simple thing you could do is in the bathroom, put your rinse cup and hairbrush away out of site and replace them with a vase of flowers. The flowers don’t even have to be real but they will set the tone that the room is fresh and comfortable. (If staging really overwhelms you, though, the good news is we are certified in home staging – so we can definitely help!)
  5. Talk to a Realtor! Think about it. We, Realtors, are typically in and out of not one but multiple houses every single week. And if your realtor has been in the biz for awhile (like us!) that means they’ve seen A LOT of houses! Given our experience and exposure to so many homes, we can let you know how yours stacks up against the competition. That means we may suggest you change out carpet in the loft or paint Zak’s room from black to a neutral beige but please don’t take offense. Keep in mind that just like you, we want to get your home SOLD and at the best value we can. So our suggestions are simply to accomplish that goal – getting your home SOLD. We will also do the market research – called a comparative market analysis – to see what price points homes have sold at around you, how many are for sale that you would be in the market with, what your home is worth, and more.

Questions You Should Be Asking Your Real Estate Agent Before Selling

We’ve gone on hundreds of listing appointments over the years and often times, although the words may be different, the idea is the same when it comes to sellers and the questions they have about their home and the selling process. So look no further! We’ve taken some time to provide answers for just a few of the questions we’ve heard more than once – scratch that – more than 100 times.

1. Will you provide me with a CMA for the area? Let’s clear things up first and foremost and answer CMAthe question you may be thinking to yourself but not wanting to admit out loud, “Uhhhh, what exactly is a CMA?” If this is you, be not ashamed! CMA stands for Comparative Market Analysis. Long story short, a CMA is a comparison of YOUR home amidst the surrounding homes in your neighborhood/county/area of town you live in – specifically looking at homes that recently sold, expired after being listed, as well as those that are currently pending and active. We look at the factual numbers but then compare those to what your home has to offer taking in to consideration any updates you’ve done, location on the lot/neighborhood, etc.

2. What experience do you have? If we were having complications with our health, we would want to go to an expert, right? So why not do the same when it comes to selling exyour home? Why try to do it on your own when you can call on someone who knows what to look for, has experienced all kinds of home selling/buying situations (both good and bad), and gets the job done? Sure, a brand new agent may be just as tenacious and understanding of the industry as one who’s been in the business for 20+ years but it’s at least important to get an idea of their track record. This could include looking at agents past sales on Zillow or Trulia, asking for client testimonials, or visiting their website. You can also always ask the Realtor you’re meeting with to provide you a list of all the homes they helped buy and sell over the years – information that can be pulled from the actual Board of Realtors in which they are licensed.

3. How will you market my home? In today’s world, marketing is a BIG point to take in to consideration when it comes to selling. With 92% of buyers using the internet in some way throughout their home search process, you will want to make sure your real estate agent and brokerage company they are with have your home marketed well! Although we may be biased, we strongly believe in our company, Keller Williams, and appreciate their motto, Market“We stand behind our agents, not in front of them.” The other important take-away when marketing your home are photos! We’ve all heard the phrase, “A picture is worth a 1,000 words” and this is especially true when it comes to your home. Make sure your real estate agent either hires a professional real estate photographer or has a great camera to capture all the high points of your home including using wide-angle lenses, ensuring accurate lighting, etc. If your pictures are grainy, dark, or the space looks cramped, buyers won’t give it a second thought before they click to move on to look at another house.

4. How will you keep me informed? This will be personalized for each agent and each home seller so it’s important to ask how often you can expect to hear from them. How often will they give you feedback on showings for your home? Will they provide reports of how many people are viewing your home online? What other kind of reports do they pull and how often is that information given to you? Once you have an idea of what they have PHoneto offer, don’t be afraid to share what your expectations are about how much you want to hear from your agent. If you expect a phone call every day, they need to know that. If you’d rather not hear one peep out of them unless it’s to say, “We received an offer today!” they need to know that, too! Selling a home works best when lines of communication are kept open so it’s important you and your agent are on the same page when it comes to knowing what that looks like.

These four questions are by no means exhaustive but they do represent a few of the most common questions we get asked asked. If you find you are considering selling your home, make a list of the questions you have, too. We’d love to meet with you to answer those and expand upon those above even further. Even if you don’t want to sell right away – maybe not until next summer or even fall of 2016, it never hurts to talk with a Realtor to gain insight in to the current market, look at real estate and mortgage trends, and learn how even the smallest improvements could help set your house apart once it does come time to sell.
